Property evidence and availability

Forge for Real Estate Marketing

Keep project stories, individual listings and construction updates accurate with controlled evidence, image checks, advertising validity and an informed agent handoff.

A property description has a shelf life. The building may remain the same while the advertised unit is reserved, the asking terms change or an estimated completion milestone moves. Real-estate marketing therefore needs to control both what a statement means and how long the statement remains usable.

Forge can help a developer, broker or property business organise approved knowledge and produce content for defined buyer situations. Its knowledge-led marketing approach can support explanations of a project, a service or a particular offer. The property inventory, transaction record and current availability must remain in the systems and processes that actually maintain them. Do not assume a native listing feed, property-portal connection or automated availability update.

Distinguish the project story from an available unit

Development marketing explains a wider proposition: location, design, project stage and the type of use the development is intended to support. An inventory advertisement offers something more specific. Its claims may depend on an individual unit's floor, orientation, layout, condition, price and current status.

A general project photograph cannot automatically substantiate the view from an advertised apartment. A show unit does not prove that every available unit includes the same finishes. A planned amenity should not appear as an existing facility. Preserve these differences when creating the source material, rather than expecting the reviewer to reconstruct them from a polished caption.

Build separate Nodes where those boundaries would otherwise become unclear. A project-level Node can support educational material, while a specific offer may need its own controlled description and proof. More Nodes are useful only when they preserve an important distinction; they should not become a substitute for managing the underlying inventory.

Write a property evidence brief before the promotional copy

Prepare the exact reference used by the sales team, the public location description, property type, verified measurements and measurement basis, condition, included features and current commercial terms. Add the authorised source and the person who can resolve discrepancies. The marketing brief should contain approved public facts, not unnecessary copies of ownership documents containing personal information.

Measurement language deserves particular care. If a source distinguishes internal area from total built area, preserve that basis. Do not combine a balcony measurement with an internal-area figure without explaining what the total represents. If plans are preliminary or dimensions are approximate, the public wording should retain the relevant qualification.

Location claims need their own evidence. “Near a school” is less precise than naming a verified landmark and describing the relationship accurately. A journey-time estimate needs a clear basis and should not become a guarantee. Verify that a facility shown in surrounding-area material exists and is relevant to the property being promoted.

For commercial or investment-oriented audiences, keep rent assumptions, occupancy assumptions and projections separate from achieved results. Do not turn an illustrative scenario into a promised yield or future resale value. Where a message depends on specialist financial or legal interpretation, have the appropriate professional review it before publication.

Treat images as claims about the property

Images can change the meaning of otherwise accurate text. Label an architectural visualisation clearly when it represents a proposed design. Identify a show unit when it differs from the offered property. Check whether furniture, landscaping, views and amenities shown are included, proposed or illustrative.

For a completed property, use photographs that accurately represent the subject and that the business is authorised to publish. Editing should not remove material features or create an impression that conflicts with the property. Review image rights and any visible personal information. A photograph of an occupied home may reveal more than its owner intended to disclose.

Match the image to the specific publication. Automatic rotation of a mixed media library can be inappropriate when images refer to different units or stages. In the documented Batch workflow, a team can choose an image for each variation. The Forge user guide explains these controls; the reviewer still has to establish that the selected image supports the particular claim.

Give Saudi advertising requirements a named owner

Saudi Arabia's 2026 regulation on real-estate marketing and advertising covers social channels and sets advertising-information and licence-related obligations. It also requires removal when an advertisement's purpose ends or its licence expires, whichever comes first. Article 9 provides specified exceptions for whole-project marketing licensed under other regimes. Have the authorised reviewer determine the applicable route for the actual property.

Keep the relevant permission, required public details and validity conditions with the release record. REGA's advertisement-licence service provides the official issuance route for the activity it covers. Forge publication approval does not issue a real-estate licence or establish compliance with property-platform requirements.

Make this ownership operational. The marketing team needs a clear answer about whether the proposed material may be published, which details it must contain and when its use must stop. If those questions are unresolved, keep the material out of the publication plan. Reusing last month's approved image is not enough if the advertised offer or authorisation has changed.

A worked example: one development, three different messages

Illustrative scenario: a residential project contains 32 apartments. The business wants to explain the development, advertise one available unit and publish a dated construction update. These are hypothetical facts used to demonstrate the workflow, not an actual project or customer result.

The development message describes the approved design and current stage. Its images are clearly labelled visualisations where applicable. The unit message identifies apartment B-204 and uses a verified area of 92 square metres on the stated measurement basis. It does not borrow a higher-floor view or imply that show-unit furniture is included. The construction update uses dated evidence and an authorised statement about work completed, without converting an estimated future milestone into a certainty.

The team creates source records appropriate to each message. The buyer for the unit might be an owner-occupier comparing layout and access; the pain is uncertainty about whether the space suits their daily use. The proof is the approved layout and confirmed particulars. A project update has a different objective and evidence, so it is reviewed as a separate communication.

In Forge, create the focused Node, add the buyer, pain and proof, and set a suitable objective in Content intelligence. Use Manual to review a first publication. For Batch, select the correct media and destination for each variation and review the scheduled work in Content Plan. Keep the schedule short enough for the sales team to confirm the offer before it becomes stale.

If B-204 becomes reserved, the responsible person reviews its future and live advertising immediately. The documented Batch control Deactivate plan can cancel remaining posts in that plan. Published material and the property's destination page need separate attention under the applicable process. Do not substitute another unit silently beneath an advertisement describing B-204.

Pass the buyer's intent to the person arranging the viewing

A useful enquiry handoff contains the property reference, the content or page that prompted the enquiry, the broad purpose of interest and the next action requested. The agent should confirm current availability before arranging a viewing. The content record helps explain what the buyer has already been told.

Distinguish a request for general project information from an enquiry about a specific unit. An owner-occupier comparing layouts may need a verified floor plan. A commercial occupier may need authorised information about permitted use and operational suitability. An investor may need a separate discussion of assumptions and documents. Avoid collecting sensitive financial records through a general marketing interaction.

Agree how this handoff enters the team's existing enquiry system. A form, a documented manual process or a separately verified integration can be evaluated. Do not claim that Forge automatically creates CRM opportunities or reserves a unit. The CRM integration guide explains how to test the boundary between content context and sales records.

Measure whether the listing stayed useful until contact

In addition to available publication metrics, review enquiries about unavailable properties, corrections to particulars, appropriate viewing requests and completed viewings. Obtain these outcomes from the sales team's records. Define each status so that an enquiry, a viewing request and a completed viewing are not counted as the same event.

For a hypothetical review, 30 enquiries reference a unit campaign and 9 arrive after the unit is no longer available. That is 9 ÷ 30 = 30% associated with an outdated offer. This is an operational signal to inspect publication timing, destination updates and removal procedures. It does not by itself identify which channel caused the issue, or prove a causal improvement from any later change.

Keep the message context with the review. If buyers repeatedly expect a completed amenity that is still planned, correct the wording and imagery. If viewing requests are suitable but appointments do not happen, inspect availability and coordination. If the advertisement remains accurate yet attracts a different intended use, revisit the buyer definition.

The content governance workflow helps formalise responsibility for changes, while the calendar guide supports a manageable publishing horizon. Begin with one project or listing type and expand when the team can reliably connect evidence, current status and agent follow-up.
